Maintenance

At DLD Estates we want all tenants to enjoy a safe, comfortable and well-maintained home. Occasionally issues may arise during your tenancy and it is important that they are reported as soon as possible so they can be resolved quickly.

This page explains how to report repairs, what counts as an emergency, and which maintenance responsibilities fall to tenants.

If something in your property requires repair or attention, please contact us as soon as possible.

When reporting a maintenance issue, please provide.

  • Your full name
  • Property address
  • Contact telephone number
  • A clear description of the problem
  • Photos if possible (these help diagnose the issue faster)

Once we receive your report, we will review the issue and arrange for the appropriate contractor or landlord to address the problem.
Emergency repairs are issues that present an immediate risk to the property or the safety of occupants.

Examples of emergency repairs include:

  • Gas leaks
  • Major water leaks or flooding
  • Electrical hazards or power failure
  • No heating or hot water during cold weather
  • Structural damage affecting safety
  • Fire or smoke damage
If you believe a repair is an emergency, please contact our office immediately.

If the issue occurs outside office hours and presents a serious safety risk, you may need to contact the appropriate emergency service (for example the gas emergency service).
Many repairs are considered non-urgent and can be scheduled during normal working hours.

Examples include:

  • Dripping taps
  • Faulty appliances
  • Minor plumbing issues
  • Broken fixtures or fittings
  • General wear and tear
Once reported, we will arrange a contractor visit where necessary and keep you informed of the progress.

Please note that response times may vary depending on the type of repair and availability of contractors.
While landlords are responsible for the structure of the property and major systems such as plumbing, heating and electrics, tenants also have certain responsibilities during their tenancy.

Tenants are generally responsible for:

  • Replacing light bulbs
  • Replacing smoke alarm batteries where applicable
  • Keeping the property clean and ventilated
  • Maintaining the garden (if included in the tenancy agreement)
  • Preventing condensation and mould by heating and ventilating the property properly
  • Reporting maintenance issues promptly
Failure to report problems early may result in further damage, which could lead to additional costs.
Condensation is one of the most common issues in rented properties and can often be prevented through simple measures.

You can reduce condensation by:

  • Opening windows regularly to allow ventilation
  • Using extractor fans in kitchens and bathrooms
  • Avoiding drying clothes on radiators where possible
  • Keeping heating on at a low level during colder months
  • Wiping away condensation from windows
If mould appears in your property, please inform us so we can investigate the cause.
If a contractor needs to visit the property to carry out repairs, access will need to be arranged.

Where possible:

  • You will be given reasonable notice before visits
  • A convenient time will be arranged
  • The contractor may require access to certain areas of the property
Providing access promptly helps ensure repairs are completed as quickly as possible.
If appliances are provided by the landlord as part of the tenancy, they will usually be maintained by the landlord unless the issue is caused by misuse.

If an appliance stops working, please report the problem with as much detail as possible.

You should also ensure that utilities such as gas, electricity and water remain active during your tenancy.
Your landlord is responsible for ensuring gas appliances are inspected annually by a qualified Gas Safe engineer.

If you smell gas or suspect a gas leak:

  1. Turn off the gas supply if possible
  2. Open windows and doors
  3. Do not use electrical switches
  4. Contact the National Gas Emergency Service on 0800 111 999
After doing so, please inform our office.
